Area Program and Facilities Design - specific for each brand

	Many excellent architects and designers do not have knowledge of hotel operations. This creates difficulties for the hotel operator. Long before operators are appointed Hostasia reviews early sketches and drawings to ensure operational requirements are met and makes required changes to area programs and architectural layouts.
	Hostasia uses CAD program to prepare specific layouts that can be used directly by architects and interior designers. Extensive space planning is done to ensure optimum use of space. Review of operator requirements and standards with Hostasia enable owners to objectively decide whether requests should not be entertained, bringing the cost of the property in line with budget.
	Our space an area programs are made specificially for each hotel or brand, ensuring space is planned to fully support concepts and includes specific hotel brand needs.

Kitchen and Laundry Design, Food Facilities and BOH (back of the house)

Cost and Project Management

Cost overruns are common in hospitality projects and cost management /value engineering is an essential part of Hostasia services

Most cost issues are due to over design provisions by design consulants or poor cost estimation form cost consultants. Hostasia helps reassess those costs in ensuring desing is made for a specific market and uses current cost guidelines.

Many cost overruns can also be attributed to late change requests from the operator or the owner, resulting in the construction company overcharging for variations.
